This three-hour course focuses on the period when a real estate transaction moves from agreement to performance, a stage in which small misunderstandings, missed deadlines, unresolved conditions, or actions outside the licensee’s proper role can create significant consequences for buyers, sellers, licensees, and brokerages.

Effective risk management during this period requires more than moving a transaction toward the closing table. Licensees must understand the agreements governing the parties, recognize the limits of their professional responsibilities, communicate accurately and promptly, comply with Alabama License Law and applicable federal requirements, and know when an issue should be referred to the qualifying broker or another appropriate professional. This course reinforces practices designed to reduce disputes, protect the interests of consumers, and support informed decision-making throughout the transaction.

Through purchase agreement examples, case studies, and transaction-based applications, licensees examine situations in which contract language, timing, documentation, disclosure, funds, property conditions, fraud, and post-closing concerns can affect the outcome of a transaction. The emphasis is on helping licensees respond within the proper scope of their role while maintaining the documentation, communication, and regulatory compliance necessary for responsible real estate practice.
