Overview

This three-hour course provides real estate professionals with a modern, practical understanding of fair housing obligations and the broader systems that shape equitable access to housing. Learners explore why fair housing remains central to professional credibility and examine how historic barriers—such as redlining, steering, and discriminatory lending—continue to influence today’s market conditions.

Building on this foundation, the course connects legal requirements with ethical responsibilities under Article 10 of the REALTOR® Code of Ethics. Participants analyze everyday scenarios where bias can affect service, learn how communication choices influence client access, and practice strategies for delivering consistent, inclusive, and compliant representation.

The course concludes with an examination of structural factors that influence opportunity, including affordability constraints, lending and appraisal disparities, zoning limits, and neighborhood-level access to transportation, schools, and amenities. Licensees gain actionable guidance for supporting clients within their scope of practice while advocating for fairness across the housing ecosystem.

This course satisfies both the Missouri Real Estate Commission’s three-hour core fair housing requirement and the National Association of REALTORS® (NAR) two-hour Fair Housing training.
